If
you are considering buying a property, you should hire your own
home/building inspector. It is very important that YOU are paying them
and not your real
estate agent. A small price upfront could save your thousands of
dollars in the long run. If you are paying the Home Insprector
directly... they are working for YOU (not your agent).
When buying my home I was fortunate to
have a honest Real Estate agent.
I went to the property during the inspection and watched as the
building
inspector searched for potential problems. During his inspection
of the property we began chatting. He informed me of something very
important that I had never occured to me.
He told me I had an excellent Real
Estate Agent and despite his professionalism , thoroughness and
attention to detail he did not get much business from Real Estate
Agents. In fact, his attention to detail was precisely the problem. He
went on to explain, If the inspector
does his job well and finds any major problems that are not immediately
resolved the agent could potentially lose the sale. Naturally, Real
Estate Agents do not want issues to arise. They want to close the sale
and earn thier commissions.
As it turned out, the inspector I had did find
a problem with the water
well and
if the issue was not negotiated it would have cost me thousands
of dollars. Luckily my Home Inspector was working for me.
